The damage seen in these photos started at the roofline. The fascia board and drip edge were installed incorrectly, with the metal drip edge overlapping too tightly and positioned in the wrong location along the fascia. Instead of directing water cleanly into the eavestrough or away from the wall system, the installation trapped water at the edge of the roof. Over time, rainwater and melting snow began running behind the fascia and down the wall system rather than shedding outward. During winter, snow and ice would sit along the roof edge. When it melted, the water followed the path of least resistance—backwards behind the drip edge and into the structure. This created a constant cycle: • Water entering behind the fascia • Moisture running down the wall cavity • Insulation becoming saturated • Sheathing and framing absorbing moisture • Freeze–thaw cycles expanding the damage Because this type of failure happens behind the exterior surfaces, the damage went unnoticed for a long time. By the time it became visible, the moisture had already compromised sections of the wall structure. What appears to be simple exterior damage is actually the result of long-term water infiltration caused by improper roof edge detailing. A small installation error at the fascia and drip edge allowed years of rain, snow, and ice to gradually destroy the wall system below. It’s a clear example of how roof edge flashing and drip edge placement are critical to protecting the entire building envelope. Even a minor mistake at the roofline can eventually lead to major structural damage.
